Our Process

Client Brief

Every exceptional home begins with a conversation. We take the time to understand how you want to live, the style you   envisage and the unique elements that will make your home truly yours.

Together, we explore ideas; inspirations and possibilities while keeping in mind your budget and the compliance requirements of your local Council or CDC pathway.  This stage sets the foundation for a design that reflects your vision with clarity and confidence.

Indicative Estimate

Next, we conduct a detailed site visit to review conditions, service locations, and any factors that may influence the design, costs, or approval requirements.

We then confirm the most suitable approval pathway - Development Approval through Council or Complying Development Consent via a private Certifier.

With this information, we prepare your Indicative Estimate, provided at no cost, offering a clear guideline of anticipated construction costs based on your Client Brief and site conditions.

Design Stage

Here, your vision takes form. You work closely with our very experienced Design Manager, who blends your ideas with our architectural insight and expertise to create a bespoke home tailored to your lifestyle.

We present the initial layout for review and refinement. Once finalised, we prepare a comprehensive Quotation, ensuring you understand every detail before moving forward.

Lodgement for Approval

With your Quotation accepted, we finalise all documentation and obtain the necessary reports for your approval submission. Timeframes vary depending on the project and approval path.

Our team liaises closely with Council or the Certifier, ensuring your application progresses smoothly and efficiently.

Product Selections

While your plans are being processed for approval, you begin your Product Selections journey - an exciting stage where your bespoke design comes to life.

In our Design Studio at The Olympia display home, you work one-on-one with our New Home Designer to select internal finishes, fixtures, and materials. We partner with trusted, high quality brands to ensure your home is crafted with excellence.

Getting Ready to Start

Once the Approval has been obtained, the next step is the issuing of the HIA NSW Building Contract documents. These will be the documents that Roselea will be referencing for your new home construction.

After all the paperwork has been signed by the relevant parties, the Home Owner’s Warranty Certificate is applied for. Once received, this allows Roselea to commence on site.

Construction

Welcome to construction - the most exciting stage of your building journey.

This is where your vision begins to take shape, and your dream home comes to life. From the first stage of site preparation through to final handover, your dedicated Site Supervisor will oversee every aspect of the build, coordinating all trades and suppliers with precision and care.

You’ll be kept informed throughout the process, with regular progress updates provided weekly, ensuring you feel confident and connected at every stage.

Handover

The moment you’ve been waiting for - welcome home.

Handover marks the completion of your building journey, where the keys are placed in your hands and your new home is officially yours. Prior to this, your home will undergo a detailed clean and final inspections to ensure it is ready for you to move in with confidence.

At handover, you will receive a comprehensive folder including all relevant certificates, approvals, and documentation for your home, giving you peace of mind and a complete record for the future.

Our team will guide you through your home, ensuring you feel comfortable, informed, and ready to enjoy every space.
